Why is there a Building By-Law?

A Building By-law is designed to help ensure that development meets health, fire, structural and general safety requirements for the protection of the individual, the consumer and the community as a whole. The Building Official is available to provide additional information regarding by-law requirements to all residents considering any type of construction.

When is a Building Permit Required?

A building permit is required when you wish to: Construct any structure over 10 square meters. Even if the structure is less than 10 square meters, compliance with the Zoning By-law is still a requirement. Please note: the exception for the requirement of a building permit for structures less than 10 square meters only applies to a separate structure. Any addition to a structure, no matter the size, requires a building permit: construct a new home, construct an addition to any structure, construct a new acccessory building such as a carport, garage or storage shed, construct a farm building, construct or renovate a commercial, industrial or public use building, construct a temporary building, renovate an existing building, undertake any structural work on the interior of the structure, enclose a porch or roof over a deck, construct a retaining wall (consult with the Building Official), move a building, build a fireplace or install a wood stove, construct or install a chimney, install a pool (re. fencing requirements), demolish a building, change the use or occupancy of a building, install a fire alarm system or install new roofing material, or construction of a deck more than 24" above ground.

A plumbing permit is required when you wish to: Install a new drainage or water piping system in any building, alter or remodel a plumbing system, install a sprinkler system. Plumbing work must be completed by a licensed plumber.

A building permit is not required when you do non-structural work, such as: painting, landscape, sidewalks, driveways, kitchen cupboards or installation of siding.

Building Permit - What's Required?

- Sewage disposal permit (Health unit septic permit)
- ORCA permit if applicable
- Entrance permit if applicable
- County entrance permit if applicable
- Heating Design (Qualified Designer)
- Floor Design for TJI Floor System
- Roof Truss layout (Engineers design from manufacturer)
- 2 sets of drawings prepared by a qualified draftsman or architect
- Site Plan showing location of new home or addition with respect to zoning provisions
- Full payment of permit fees prior to building permit being issued

5) Plumbing Rough-in
6) HVAC Inspection
7) Insulation and Vapour Barrier Inspection
8) Occupancy Inspection and / or Final Inspection
